Between the day the diggers arrive and the day the first brick is laid, the most important work of your build happens — and then disappears from view. Here is the whole sequence, and why each stage matters.
By the time the first bricks go down, the riskiest decisions of your build have already been made — and buried. Groundworks is everything between a bare plot and a level, inspected base ready for walls. Nobody photographs it, everything depends on it, and a mistake at this depth rarely announces itself straight away. It waits — then speaks through a cracked lintel, or a drive that dips at the gate two winters in.
The sequence itself barely changes from one house to the next. What changes is the ground — clay, chalk, gravel, old fill — and how much of the budget each stage swallows. Once you can follow the order, you can follow your own site.

The sequence, stage by stage
Site clearance and strip
The plot goes from green to brown in a day or two. Topsoil comes off first — often the top 150 to 300 millimetres — because it is full of organic matter that rots and compresses, and you cannot build on anything that moves. A careful site strips it clean and mounds it for the garden later; a careless one mixes it into the subsoil and pays twice.
Setting out
A quiet day that matters more than any noisy one. The building’s exact position and height are transferred from the drawings to the ground — timber profiles, string lines, and a level datum that every other measurement hangs off. It looks like a man with pegs and a tripod. Get it wrong by a hand’s width and you can be over a boundary or in breach of a planning condition, so it is checked, then checked again.
Excavation and muck-away
Trenches are dug down to firm bearing — we call the finished trench bottom the formation. Here is the bit that catches people out: soil bulks up when you dig it, so a hole produces more spoil than it held — a quarter to a third more, sometimes half as much again in rock or chalk, and every load leaves on a lorry that is weighed and charged. Foundations
Concrete goes in — but only after the trench bottoms have been passed, normally by a building control inspector, and deepened wherever the ground demands it. In this part of the country, shrinkable clay and mature trees are the usual reason a metre-deep trench becomes a two-and-a-half-metre one. The pour is the fast part; the judgement about depth, width and type is the slow part, and the part worth paying for.
Drainage
Below-ground pipework goes in before anything can trap it: foul water towards the sewer, rainwater to soakaways or surface-water drains, every run set to a steady fall — as a rule of thumb, somewhere between 1 in 40 and 1 in 80 for ordinary house pipes. Pipes are bedded on pea shingle so nothing hard bears against them, then air- or water-tested before they are covered. Be fussy here. This is the stage you can least afford to revisit.
Oversite and floor structure
The ground floor takes shape — either a beam-and-block floor spanning between the foundation walls, or a slab over compacted stone with a damp-proof membrane and insulation in the build-up. Any stone fill is compacted in layers, not tipped in one go; fill squashed down properly now is a floor that stays put later. Some areas also need a radon barrier — the UK radon maps show whether yours is one, and your designer or building control body will confirm.
Service trenches
Water, electricity and data arrive through their own trenches, each at its own depth, with warning tape above and usually a duct for the utility company to pull through. The skill is coordination: services have to be planned against the drain runs and finished levels, and closed up before the drive goes down. Nobody wants a fortnight-old driveway cut open for a forgotten water main.
External works
Last, the outside — drives, paths, patios, retaining walls and final levels. One rule to know before you fall for a sea of block paving: in England, covering a front garden with an impermeable surface generally needs planning permission above a small area — roughly five square metres, as a rule of thumb — unless the water drains to somewhere permeable. The details shift, so check with your local planning authority before the design is fixed.
Groundworks is judged twice — once by the inspector, and again by the weather, every winter after.
Where the risk actually sits
Part of any groundworks price is a judgement about what the ground holds. Old wells, soft spots, unrecorded drains, a winter water table — the surface keeps its secrets. A fair quote deals with this honestly: it states what has been assumed, prices the genuine unknowns as provisional items, and says so the moment an assumption fails. Be wary of certainty about ground nobody has opened.
Weather is the other quiet risk. An open trench and a week of rain can turn a good formation into porridge, which is why a well-run site digs, inspects and pours in short order rather than leaving excavations open to the sky.
What to watch from the kitchen window
You do not need to be in the trade to read a site — the tidy habits are visible from the kerb, and they correlate with the buried ones.
- Topsoil in its own mound, kept apart from the subsoil.
- String lines and profiles still standing days later — protected, not knocked and shrugged at.
- Trenches poured soon after digging, not left open through wet weather.
- Pipes on a bed of shingle, tested before anyone backfills.
- Stone fill compacted in layers, with the plate or roller going over each one.

- How is muck-away priced — fixed, or provisional by the load?
- How will the drains be tested, and can I watch?
- If the dig finds soft ground, how does the price change — and who decides?
